My son is looking for an apartment in NYC. I forwarded this story to him.

The market is very expensive here as I'm sure you well know. However, it is a touch softer than it was a year ago, so some landlords are giving a free month's rent or dropping rents very modestly. A friend of mine just renewed her one bedroom apartment and got a $50 decrease, which isn't much, but they had been going up several hundred dollars every renewal, so this was a nice break for her.

That said, she had to negotiate for it. They originally asked for a $200 increase and she (1) had to threaten to move (and wait them out for a bit) and (2) offered $200 less than she had been paying - after much back and forth, they landed on a 1 year renewal $50 down from what she had been paying - but it took work, time and patience to get there.

Hence, your son shouldn't be afraid to negotiate and wait them out a bit. Hope this helps. Good luck to him.

I feel the same way, Edward. When I moved into my 1000 square foot bungalow in St. Louis (you can still buy houses here for very low prices) I thought I'd be fine. Plenty of room for the cats & me. But within a few years it started to drive me crazy that my family visitors had to sleep in the living room and that I still don't have a dedicated sewing space. Having to haul out a machine every time I want to stitch a seam is just frustrating.

⇧ come to NYC, the market is so expensive that it forces a minimalist lifestyle on you. We are ruthless about not buying too much stuff and constantly cull the few items we do buy so as to not live in clutter as that would drive both of us nuts, especially in NYC's small apartments.

My wife and I are in the process of putting in a new kitchen and decided to muck out the rest of the house. Clutter, we both determined is a creeping process that after 18 years in the house only became clear to us after we really stepped back and looked at things in a very sober way.

You are so right. It is a constant battle to keep the place uncluttered.
