Question on making a Trench Coat

I have been searching off & on for a while for a material to make a Casablanca trench coat out of. I have found some wool gabardine fabric at a nice price. What do you ladies & gentlemen think of getting a swatch & dunking it in some hot water to shrink the fabric to make it more watertight? I figured i can calculate how much it would shrink & then order however much I would need plus X for shrinkage.

Should it be wool gabardine or cotton gabardine - I thought they tended to be cotton? Either way, it might be better to source a fabric that is ready to go.
